Irvine is a planned city made of villages, and they are not interchangeable. Older villages such as University Park and Woodbridge have many condos without a separate living room and with a single parking space or a carport. Newer areas such as Great Park and Portola Springs tend to have squarer floor plans, attached garages and newer amenities. Both show up as "2 bed / 2 bath" on listing sites, but renters notice the difference the moment they walk in, and the rent follows.
School assignment is the second big variable. Most of Irvine is served by Irvine Unified (IUSD), but parts of the city fall in Tustin Unified (TUSD). What moves rent is the specific elementary and middle school a unit is zoned for, not just the Irvine address. Always look up the school by the exact address.
Finally, many Irvine homes are in HOAs, and some associations cap the number of rentals or require a minimum lease term. Check the HOA rules before listing so an approved applicant does not fall through at the last minute.
