我是 David Dai，常驻尔湾（Irvine），服务整个南加州华人社区。

我做的事情很具体：帮房东定价、拍照上线、安排带看、审申请人的材料、签租约、办入住交接。租客那边帮着找房、看房、把租约条款一条条讲明白。有家庭要买或者要卖，我也接。

房东找我最常问的还是价格。我一般不建议一上来就挂到社区最高。很多人觉得可以先试试，没人再降——但租房网站上「挂了多久」这件事本身就会影响租客判断。我见过要价高 $200、结果多空两个月的，一年算下来是亏的。

也不是每个人都需要找中介。如果你已经有合适的租客、看得懂加州租约、也愿意自己安排带看和审材料，自己出租完全说得通。真正值得找人的，是你不想每天接电话约看房、或者拿不准申请人材料有没有问题的时候。

I am David Dai, based in Irvine and working with landlords and tenants across Southern California, in Mandarin and English. For owners I handle pricing, listing photos, showings, application review, the lease, and move-in documentation. The question I get most is what to ask for — and I usually advise against listing at the top of the community. Days-on-market is itself a signal to renters, and asking \$200 more can cost you two months of vacancy, which loses money over a year. If you already have a suitable tenant, can read a California lease, and are willing to run showings yourself, renting it out on your own is a perfectly reasonable choice.
